Q1.  How do I list my house with you?
    A:  The first step is to go to our Getting Started form. You can also contact us at 239-992-7737 or toll free at 888-999-3208.
Q2.  How long does it take to get listed in the MLS?
    A:  Your property will appear in the MLS within hours of signing up with Seller's Advantage.
Q3.  Will my listing look the same as those paying full listing commission?
    A:  Yes, it is the same MLS system used by all Realtors.
Q4.  If a Realtor does sell my home, do I have to pay the Realtor a commission?
    A:  Yes. You will be obligated to pay a 3% commission at closing to the buyer's agent.
Q5.  What is a Realtor lockbox?
    A:  A lockbox contains a key to your property and is placed in a secure location such as your doorknob.  Realtors using a special device can access your key to show the property when you are not home.
Q6.  How can you charge so little?
    A:  We provide a limited service.  Please see our home page that lists what is included.
Q7.  Who's in charge of selling my home?
    A:  You are however you have several choices to assist you such as the Realtor Assist Program when a realtor brings you an offer, Seller's Direct Program when you get an offer from an individual, and hiring an attorney to assist you as well as doing all on your own.
Q8.  Who is going to do all the paperwork involved?
    A:  There is a large amount of paperwork involved in selling a home and you are responsible, but help is available.  When you receive an offer from a Realtor, you have three choices.  Use our Realtor Assist Program and for only 1% of the purchase price we will review and negotiate your contract when you get an offer, you can hire an attorney or you can do the paperwork yourself (which we do not recommend unless you have the background to handle the process).
Q9.  Isn't the paperwork difficult?
    A:  Yes, there are a number of disclosures and decisions to be made.  That is why we recommend not trying to sell your property without using our Realtor Assist Program, our Seller's Direct Program or an attorney.
Q10.  Can I sell my home on my own?
    A:  Yes, but we do not recommend it or provide any support. Ask about our Seller's Direct Program when you receive an offer from an individual.
Q11.  What is the Realtor Assist Program?
    A:  When a Realtor brings an offer we will represent you from contract to closing for 1% of the purchase price.
Q12.  What is the Seller's Direct Program?
    A:  When you get an offer from an individual (not a Realtor), we will handle all the details from contract to closing for 2% of the purchase price.  
Q13.  Who pays for title insurance?
    A:  Typically the seller pays for the title insurance in Lee County and the buyer pays in Collier County, however this is negotiable, but is normally as stated.
